  4. @Nadase - wellll, about locking the rates...because my loan was approved sometime in Aug/Sept (can't even remember now, seems like it took forever and that was so long ago) I have to close by Nov 26. Since that's not gonna happen unless little fairies and elves work around the clock night and day for the next week I have to go back through approval. So I won't be able to lock the rate. Let's just hope the process doesn't take what seems like a lifetime this time around.

@M - cool! Are you as excited as I am?

@dwtimes2 - My understanding is the pre-drywall happens after plumbing, electric, etc is done. My PM advised on Friday that all is done and we're moving on...pre-drywall is optional, but seriously would anyone really not do this?

  5. Meant to add...Nadase, hopefully I'll get some idea about settlement. I still have my heart set on everything being finished by the end of December...of course I'm dreaming, but if that happened it'd be the best dream...ever, lol.

  6. Courtney, they tell us our closing is set for Dec 28th and we only have a framed house, no electrical or HVAC and our closing is 39 days away, I'm starting to think that closing date isnt gonna happen, its okay though...

  7. dw - wow, dec 28? That's close. I stopped by this morning and ran into my PM, we had our pre-drywall today since we were both there. Did the walk through and he mentioned he won't know the settlement date til probably next week, after drywall starts...that's not what I wanted to hear but I agree with you..it's okay. :)

  8. Whoa, approval again -- that's what our PM told us too! We are looking at the end of November which would takes us to January! It's really a gamble! Have they asked you go through approval again because what we were actually told is that once you lock and the lock rate expires that is when you must go through the approval again! If you have not locked you should be fine because you also go through a final approval. Did the PM give you a date yet?

    1. No date yet...my PM said once drywall is done he should be able to give me a firm date. Drywall either was yesterday or today...but when I went by today it looked finished to me (but I'm no expert :)). I may have misstated - if I don't close by 11/26 my file must go back through underwriting - I have to provide addt'l documentation and b/c of the program I am using I have to verify that my income still meets the guidelines.
